When do I pay your fee?

For Contract-to-Close, we get paid when the file closes. For Listing and Admin Services, it will depend on the service and time duration.

What if the contract terminates?

Unless you want us to process the paperwork for termination or handle the compliance, you don’t owe us anything.

How much contact do you have with my clients?

We typically will only communicate with your clients via email (with you copied) or with a quick reminder text or quick questions regarding time availability, etc. We do not explain documents, inspections, etc. with your clients.

If you wish for us to have more contact than we typically do, we can discuss this during your onboarding.

Do you order inspections?

We will order the inspections for your buyer, however, we have a very specific process that we request you follow. We are happy to go over this process in our consultation with you. We do not charge extra to order inspections but we do not charge less for not ordering them either.

Do you draft documents?

We will draft contract amendments and Repair Proposals/Amendments when you provide the exact verbiage to be used. We do not draft listing, buyer, tour or purchase agreements, nor do we send them for signature. We will send compliance documents (Disclaimer, etc) for signature, if you have not, once under contract and submitted to us.

What hours are you available?

Business hours are Monday - Friday 9am - 5pm.

Contract submission deadline Mon – Thur is 3:59pm; Fri is 1:59pm

Listing Submissions require a 2-business day worktime and the deadline is M-F, 3pm

Any request made within the last hour of business is subject to being pushed to the next business day. Most requests are first come first serve unless we deem urgency, such as an approaching deadline.

What holidays are you closed?

We are closed all Federal Holidays. We also close the day after Thanksgiving and Christmas Eve. Our official hours will be found in our email signature throughout the year.
